The Buyer’s Agent

While there are many DIY types of projects when it comes to your home, buying or selling homes and real estate in New Jersey is a complex transaction that we highly recommend using qualified professionals to help.

If you are looking to buy a home and/or property in Tom’s River, Ocean County, Atlantic County or beyond, its good to have a Buyer’s Agent on your side.  This person not only helps you find the perfect property for you and your family, they help walk you through all the ins-and-outs of the real estate sales process.  From inspections, to picking the title company, to negotiating on your behalf, a buyer’s agent is your key to a smooth buying process.  The buyer’s agent knows the area and knows the process, and while you can get by without one, the small commission they make on the transaction is well worth their time and professional advice.

The Seller’s Agent

If you are on the other side of the table and are selling your home and/or property in New Jersey, having a seller’s agent is just as important, if not more so.  The Seller’s agent will first sit down with you to determine the fair market value of your property.  Too often property sellers that go without a seller’s agent will price their property too low, which means less money for them, or they will price it too high, which will result in the property sitting on the market for months or years.

Once priced “right”, the seller’s agent will help you list your property in the local and national MLS (Multiple Listing Service), which will help attract buyers from all over New Jersey and beyond.

Once a buyer is found, your seller’s agent will help you negotiate the best price and/or concessions between you and the buyer.

A seller’s agent will save you time, money and headaches, all which are well worth the small commission they charge on the sale of the property (a commission that is negotiable as well). For sale by owner in our opinion is not something we recommend avoiding altogether.

The Real Estate Attorney

In addition to your agent, a real estate attorney well versed in New Jersey Real Estate Law will help you navigate the complexities of what might be the biggest transaction of your life. The process of buying and selling real property is full of legal consequences, and the failure to use an attorney can put you at a disadvantage if you do not know your legal rights. While a real estate agent and/or the title  company are there to help you along in the transaction, they are not there to protect your rights.  Their interests often conflict with yours or reside elsewhere altogether.  Only your attorney is truly vested in making sure the process goes to your best interests.
